THE PORTFOLIO Geographically, our portfolio is in Southeastern Wisconsin. Our properties are located in urban, suburban, and rural areas and include residential, office, retail, and industrial. Our properties include new construction, modest renovations, as well as take-overs of existing properties in need of little or no renovation. Residential units range from garden apartments to luxury townhomes and condominiums. Commercial/Retail/Office/Industrial developments range from 500 to 50,000 square feet. A list of these properties is included and speaks for itself in matters of scope and diversity. PROPERTY MANAGEMENT - INITIAL STAGE We review the operational plan and take steps to enhance communication with the existing staff. We research the market, so the leases will be priced properly. We perform a review to ensure that fair housing and handicap accessibility laws are respected and that all insurance coverages are current, adequate and cost effective. We begin this with a review of the present budget. Once we have determined the needs of the property and its financial condition, we interview both the management and maintenance personnel. Where possible, we retain existing staff, who usually are knowledgeable about the property and have a great deal to add to the operations. We then begin training the staff in our procedures. A thorough inspection is conducted and a report of findings and recommendations is submitted to the owners. HOW WE THINK We at Bear Property Management believe that every property is unique and must be treated as such. Demographic needs and issues vary from property to property and demand their own solutions. At Bear Property Management, we search out answers that will satisfy both owners and tenants. WHAT WE AIM FOR Bear Property Management's objectives are threefold:
We achieve these objectives by setting scrupulous standards for ourselves and adhering to them stringently. WE DO IN DEPTH REPORTING We work closely with ownership to provide a comprehensive and timely survey of property conditions and financial data. Our financial reports are presented clearly and cover the entire spectrum; income and disbursements, budget variances, delinquent receivables, outstanding indebtedness and account balances. Along with these financial updates, we regularly submit occupancy information and property description summaries. These keep the owners apprised of conditions relating to vacancies, staffing, tenant relationships and maintenance concerns. These reports, combined with our complete computerization of accounting functions, allow Bear Property Management and the owners to identify and deflect any potential problems early, before they become critical. We also perform capital needs assessments to help with the long-term planning and budgeting.
